Services for Individuals
Transactions involving property have a reputation for being stressful, even for the most seasoned buyers or sellers.
This is partly because of the high values involved and partly because most people go through this process so rarely that it seems unfamiliar and overwhelming.
Conveyancing is the only type of law that we offer. Doing this work is our daily activity. That means that we have seen and resolved almost every situation, problem and hold-up possible. Knowing our depth of experience allows our customers to relax – a little!
We offer a high quality service and have been a member of the Law Society Conveyancing Quality Scheme (CQS) since its inception in 2011.
In this firm we prioritise excellent communications – answering emails very quickly and every single phone call in person – and clear explanations, so you always know what’s going on and what is the best next step for your transaction.
Buying Your Home
Whether you are buying your first home or moving for the tenth time, buying a property is both exciting and highly nerve-wracking. What you need from your solicitor is attention to detail, excellent communication and a source of trusted advice.
We offer all of this and more.
When you choose us to help you secure your dream home we provide end-to-end conveyancing – we proactively manage every part of the process on your behalf, and every case is handled by a qualified and very experienced lawyer.
We have such a wealth of experience that there is almost nothing we haven’t seen and dealt with before. We draw on this experience to give you the same heartfelt advice that we would give our friends and family.
Selling Your Home
When you are selling your home, you will be looking to secure a buyer at the best price, as quickly as possible. This usually seems like the hard part, but it’s only the start of a long and complex process.
When you have a conveyancer like us on your team, you can rely on us to keep your sale moving forward. We have a great relationship with many of the local estate agents and this gives us the advantage when it comes to keeping the chain intact and getting a successful sale for our clients.
Most importantly we will keep you up to date on everything that is happening, so that you know things are progressing, and if there are problems, how we propose to solve them.
Transfers of Equity
Occasionally property owners need to change the legal ownership of a property without moving house. This might happen because of a new relationship, or a relationship breakdown, or because of a death in the family.
This is complex legal work, having an experienced lawyer working on your behalf will make all the difference, especially if a mortgage lender is involved.
Remortgages
If you are remortgaging your property, you will need a solicitor to represent your interests as well as those of the lender. We are on the legal panels of all the major mortgage lenders and so we can make a remortgage swift and simple. Many major lenders offer “free legal work” with their mortgage product but we find that our clients often ask us to act instead – you tend to get what you pay for with these deals!
Buy to Lets
Most of our property investment clients have worked with us for years. They need to be sure that we will buy a property quickly, but carefully, so they can get on with the business of refurbishing and letting, safe in the knowledge that they will have no trouble re-selling the property when the time is right for them. Having a trusted conveyancer on board means that they can rest assured that their investments will be safe and retain their value.
Buying or Selling Land
Whether you are selling or buying one acre to add to your garden or an entire farm, we can help. We have extensive knowledge of every type of rural property including farms, land, woodland and country houses.
